Sustainability Factors in Asset Valuation
By Harihar S, Chartered Engineer & IBBI Registered Valuer
Why Sustainability Is Becoming Critical to Asset Value
Sustainable development is development that meets the needs of the present without compromising the ability of future generations to meet their own needs. Sustainability factors, environmental, physical, social and economic, are increasingly recognised as material to an asset's value, not a separate ESG add-on. SEBI's Business Responsibility and Sustainability Reporting (BRSR) framework has pushed listed companies to disclose environmental and social performance in more detail, which in turn has made lenders and auditors more likely to ask a valuer to document ESG-linked risk explicitly rather than fold it silently into a single value figure.
Sustainability Factors Valuers Assess
| Aspect | What it covers |
|---|---|
| Environmental | Contamination risk, flooding/CRZ exposure, energy efficiency, emissions compliance |
| Social | Community impact, occupational health and safety compliance, accessibility |
| Regulatory / other | Statutory compliance status, pending environmental litigation or notices, remaining regulatory life of approvals |
Real Examples of Value Loss from Environmental Impact
Contamination, flooding exposure and non-compliance with emissions standards have all been observed to reduce a property or plant's assessed value in practice, since a buyer or lender discounts for the remediation cost or regulatory risk involved.
The Valuer's Role in Assessing Sustainability
A defensible valuation report documents which sustainability factors were assessed during inspection and how they affected the conclusion, rather than treating environmental risk as an afterthought.
Why Axium
Axium's valuers assess sustainability and environmental factors as a standard part of the physical inspection for both real estate and plant & machinery assignments, not as a separate add-on service. Where a factor materially affects value, the report documents the finding and the basis for the adjustment.
Frequently asked questions
Do sustainability factors affect a property's fair value?
Yes. Environmental risk (flooding, contamination, CRZ or Ramsar restrictions), regulatory compliance status, and energy efficiency can all reduce or support a property's fair market value, and a defensible valuation report documents which of these were assessed and how they affected the conclusion.
Do sustainability factors apply to plant and machinery, not just real estate?
Yes. Environmental compliance status, emissions standards and end-of-life disposal obligations can affect the remaining useful life and value of industrial machinery, not only real estate.
