How an individual property valuation works

  1. Share property details

    Send the address, survey or door number, and the purpose of the valuation, sale, settlement or personal record.

  2. Verification

    Title, land records, guideline value and comparable transactions are checked before the site visit, using the equivalent state process wherever the property is located. See the full property valuation verification process in Tamil Nadu as an example.

  3. Site inspection

    A physical inspection of the property, wherever it's located in India, coordinated remotely if you're an NRI or based elsewhere.

  4. Report delivered

    A signed valuation report, delivered digitally, usable for a sale, a bank, a family settlement or an authority.

Frequently asked questions

Can Axium value a property for a personal sale, not a bank loan?

Yes. Axium provides market valuation for individual property sales, resale transactions and personal records, using the same IBBI Registered Valuer methodology applied to its bank and corporate engagements. This falls within Axium's Land & Building asset class registration.

Can Axium value a property in India for an NRI who cannot be present for the inspection?

Yes. Axium coordinates the site inspection locally, wherever in India the property is located, and shares the report, queries and documents digitally, so an NRI client does not need to travel to India for the valuation itself. Where a Power of Attorney or other authorisation is needed for the underlying transaction, that is arranged separately with the client's legal advisor.

How is a formal valuation report different from a broker's price opinion or an online estimate?

A formal valuation follows a defined methodology, the Cost, Market or Income approach, and is backed by a physical site inspection, title verification and documented comparable transactions. A broker's opinion or an online tool estimates price from listing data alone, without inspection or a written, defensible report.

Does Axium provide property valuation for family settlement or partition among family members?

Yes. Axium provides independent valuation of land, buildings and property holdings for family settlements, partition deeds and memoranda of family arrangement, giving family members a defensible, unbiased basis to agree how jointly-held or ancestral property is divided.
